South Pasadena 1031 Tax Deferred Exchange Information
- Investor signs a purchase contract to sell the relinquished property.
- FNF 1031 Exchange Services, Inc. (FNF 1031) is contacted to open the exchange.
- FNF 1031 requests the necessary information, generates the exchange documents, and sends
the documents out for signature. - When the executed exchange documents are received by FNF 1031, the exchange is
set-up and ready to go. - After the closing, proceeds are wired directly to FNF 1031 and placed in an account on
behalf of the investor. - The 45-day identification time period starts, as well as the 180-day time period to acquire
all replacement property(ies). - Investor signs a contract to buy the replacement property.
- FNF 1031 requests the necessary information, generates the exchange documents for the
purchase, and sends the documents out for signature. - When the executed documents are received by FNF 1031, the exchange is ready to close.
- The investor requests funds from FNF 1031 to close.
- FNF 1031 wires out funds, replacement property is purchased and the exchange is
complete. (If more than one property is going to be acquired, the exchange will be
complete when the final property closes.)
